Designed for personal residences that don’t meet an insurer’s criteria for standard homeowner programs, the Insurance Services Offices’ (ISO) DP 00 03, Special Form 3 - Dwelling Policy offers broader protection against accidental losses.
Coverage A–Dwelling
Coverage applies to the dwelling at the location described on the Declarations, structures attached to that dwelling, and materials or supplies on or next to it to be used to construct, alter, or repair that described property. Land (real property) is not included in coverage.
Coverage B–Other
Structures
Other structures on the residence premises are covered under this coverage part if they are separated from the dwelling by clear space. Buildings with any type of business use are excluded from coverage (except those rented as a private garage).
Coverage C–Personal
Property
Personal property owned or used by an insured is covered anywhere in the world. Property coverage at the described location may be extended to property of a guest or a residence employee if that property is at the residence premises occupied by the insured.
Coverage D–Fair Rental Value and Coverage E–Additional Living Expense
Coverage is provided for additional living expenses or for rental value when the extra expenses or lost income are the direct result of a covered loss making the described location unfit for living.
Liability coverage applies when the DL 24 01–Personal Liability form is purchased. The liability coverage available as a supplement to the various dwelling property forms is similar to what is available under standard, homeowner policies:
Coverage L–Personal Liability
Covers bodily injury or property damage which the insured is legally obligated to pay. The damages must be the result of an occurrence that is covered under the policy or endorsement.
Coverage M–Medical Payments To Others
Covers the reasonable bodily injury expenses which result from certain on-premises or off-premises accidents which were caused by conditions on the insured property or by acts of the insured.
Every insurance coverage form or policy has limitations and exclusions. This is because the coverages are either handled by other forms of coverage or the risk or exposure to loss is not considered insurable for one or more reasons. Always review the coverage form carefully for other limitations and details of the exclusions.
The ISO Dwelling Program has a number of optional coverage endorsements that can be included.
